Updated Real Estate Guidelines for Buyers and Sellers


Governor Wolf just lifted the ban on face-to-face real estate services in Pennsylvania, although some restrictions remain in place.

Effective immediately, in-person showings can resume while adhering to the following guideline...

For BUYERS:

  • Showings are limited to the purchasers only and in no case can there be more than three people in a home at one time, including the real estate agent

  • Appointments must be made in advance and full name and contact information must be provided for each person touring the home

  • Buyers must submit to a verbal health screening prior to gaining access to a home

  • Buyers and agents must wear face masks and practice social distancing when touring a home

  • Physical contact with the property must be avoided – light switches, door knobs, etc.

  • Time in the property must be minimized with discussions, including contract negotiations, away from the property and by remote means (phone, email, videoconference).

For SELLERS:

  • Minimize attendance of in-person activities to critical individuals only

  • Follow safety info and protocols for cleaning and sanitizing the property provided by real estate agent

  • Stagger showings by at least 30 minutes

  • Pre-stage property for showings by turning on all lights, opening all interior doors, blinds and drapes to avoid having these surfaces touched by agents and/or buyers

  • Use electronic marketing, such as video tours, as an alternative to in-person activities, as much as possible

For ALL:

  • Complete and manage contract paperwork online with electronic signatures

  • Minimize in-person activities through the use of remote communication methods when possible

  • Prepare for settlements to be electronic and remote to the extent possible and for attendance to be limited to signatories

The following activities remain PROHIBITED:

  • Open Houses

  • Broker Opens

  • Group Tours

  • Providing Food or Beverages

Please understand these guidelines are in place for the health and safety of buyers, sellers, and agents. Failure to comply with these requirements will preclude in-person access to properties.
